Valuations

Private valuations are any valuation you commission yourself, rather than one arranged by a lender. As an independent, RICS-registered surveying company, we provide clear, evidence-based market values you can rely on for life events, legal matters and personal planning.

What is a Private Valuation?

A private valuation is a professional opinion of value prepared for you as an individual, not for a bank or building society. Our reports follow RICS standards and are:
Independent – we act only for you.
Impartial – based on market evidence, not on what anyone “hopes” the property is worth
Clearly explained – so you can understand how and why we arrived at the figure
Please note: we do not provide valuations for mortgage lending or secured lending purposes.

When Might You Need a Private Valuation?

We provide valuations for a wide range of situations, including:
Probate / Inheritance Tax
Matrimonial / Divorce
Right to Buy / Right to Acquire
Capital Gains Tax (CGT)
Transfer of Equity / Family Transfers
Pre-sale / Pre-purchase advice

How We Value Your Property

Every valuation is carried out by a suitably qualified surveyor, following RICS guidance and professional standards. In most cases we will:
Discuss your requirements: Clarify the purpose of the valuation, any deadlines and who will rely on the report (e.g. you, your solicitor, HMRC, court).
Inspect the property: A site visit to assess size, layout, condition, location and key features that influence value.
Research comparable evidence: Analyse recent sales of similar properties in the local area, along with wider market trends.
Assess any specific assumptions: For example, vacant possession, existing tenancies, or development potential where relevant to the instruction.
Provide a written report: You receive a clear, concise report setting out the market value, together with a brief explanation of our approach and key comparables.
